It’s not easy these days to snag property in Nashville’s 37206 zip that’s under $350K. Even though it seems like yesterday that houses were going for a song in Lockeland Springs and all the surrounding ’hoods—the times they have a’changed. 37206 is now one of the most in-demand zips in Nashville proper, competing with the likes of 12South and Sylvan Park. Here are three current opportunities to get into 37206 for under $350K.
This house, built in 1964, could probably use a fresh coat of paint to update the interior, but has a lot of features that are perfect as-is, including the coffered wood ceilings throughout the master suite (which is a converted walk-out basement). You also get a swimming pool and outdoor bar with this home, and best of all—access to a spectacular year-round view of Shelby Bottoms Greenway. 819 Rose Park Drive has a new roof as of 2013, four-year-old windows, and an HVAC system that’s five years old.
1616 Gartland Ave. could for sure use a little sprucing up (or a lot, depending on whether you wanted to tack on some additional square footage). But the bones of this Tudor cottage, built in 1920, are great, and the Lockeland Springs location really can’t be beat. It sits at 1,394 square feet, with two bedrooms and two bathrooms. This is one of few opportunities to get into this nabe (and school district) for under $250K.
These row houses, which are basically two sides of the same coin, are advertised as having “Pinterest-style” mudrooms and “Restoration Hardware-style” lighting. These three bedroom, three bath homes (each 1,856 square feet) are beautifully done and priced to sell. Covered parking is included.
Would you like to go see any of these four properties? Just let me know.

"T.J. was both personable and professional throughout the process of buying our house in East Nashville. He has a great knowledge of the area and the real estate business and was always honest with us at each step of the way. He was truly invested in finding the house that was right for us and advocating for us throughout the negotiations. It was a great experience to work with T.J., I recommend him to everybody and I plan to call him again if/when we buy our next house in Nashville!
