Clarksville Was Among The Top Google Topic Searches In Nashville In 2016

What’s been on your mind this year, Nashville?

I can make a few guesses, but fortunately/unfortunately, depending on how you look at it, we all have a mind reader at our disposal: Google Trends, which tracks what we’ve been wondering the most, from Tennessee to Timbuktu.

Nashville’s most-searched topics in 2016? No surprises at the very top, for 2016 — we searched for ourselves (Tennessee and Nashville), and some of our favorite information/entertainment resources (Facebook, YouTube). 

Maybe more surprising though: the city that got the most attention in Nashville, behind Nashville itself, was Clarksville, Tennessee. (It was among the Top 20 searched topics in our city for 2016.)

What’s driving the interest in Clarksville? Maybe it’s the Healthier Tennessee Community designation, or the cool incoming Tennessee Hall of Fame or the huge in-the-works senior community. Maybe it's the rising job prospects there, like the new $800 million, 1.5 million-square-foot Hankook Tire plant

If I were to guess, I’d say it’s a lot of things — including the fact that Clarksville is a growing community, close enough to Nashville to enjoy it, but far enough to offer some great real estate value and a bit calmer energy. It seems like all those benefits are drawing more than a few Nashvillians to wonder: Maybe moving to Clarksville is something I should consider?

One of the things I really like about Clarksville: the spacious family homes at starter-home budgets. This all-brick home is also all-move-in-ready, with more than 2000 square feet, 3 beds and 2 1/2 baths, and a flat half-acre property. When I show similar homes in, say, Inglewood, we’re generally looking at at least double the asking price.

Do your tastes skew toward historic homes, close to downtown amenities? Something for the ready rehabber to consider — with a little updating, this 1921 Cape Cod could shine, and with more than 2500 square feet, it’s a lot of house with a lot of historic charm (high ceilings, classic trim and doors, etc.). The proximity to the marina and Riverwalk lets you take ready advantage of Clarksville’s ample charm, too.

The busy burst of new construction isn’t just confined to Nashville and its immediate vicinity — lots of beautiful new builds are cropping up in Clarksville, too, like this one in the Summerfield community. I like how the design echoes old-South style, with that large wrap-around porch and window keystones. Lots of luxury detail inside too, like walk-in closets in all the bedrooms, his/hers in the master, a two-story foyer and more.

You see lots of stately brick builds like this, from the ’90s and early aughts, around Brentwood — just generally at a much higher asking price. This one’s well-kept, with lots of space (4 beds and 2 1/2 baths over more than 2300 square feet), with a huge basement that has lots of potential, too. The private, treed property, to me, is really the clincher.

Let’s see what luxury looks like in Clarksville. This mediterranean-style custom home in the Stafford Place community is a serious stunner, with a killer kitchen, really cool ceiling detail throughout, a spectacular cinema room, utterly gorgeous covered patio with pool and a massive amount of space: nearly 5000 square feet inside, 4 acres outside. All that, well under $600K asking, and under an hour drive from Nashville. Impressive, no?
