The winner of Reader’s Digest’s Nicest Place in America 2017 contest is out, and it’s yet another point of pride for Middle Tennessee: Gallatin, Tennessee beat out nine other top-10 cities from Washington to Maryland for top honors, and a placement on the magazine’s November 2017 cover.

The accompanying story lays out why Gallatin’s in the spotlight: It’s “a town of Southern charm, a town of giving and charity, a town of faith, prayer and an earnest desire to do better,” says Reader’s Digest.

I’m definitely a fan of the Sumner County city — and partial, especially, to its many golf courses and communities geared toward golfers. Gallatin has a lot to offer lots of different kinds of Middle Tennessee homebuyers, too, though, from affordable single-family homes for young couples to luxury communities for affluent buyers and most everything in between.

Curious about what the real-estate market in the “Nicest Place in America” looks like right about now? Here are a few MLS picks that show a cross-section of Gallatin homes on the market:

435 Joann St

Gallatin, TN 37066

A move-in-ready home for under $200K is still more than doable in Gallatin — case in point, this mid-century ranch, updated and upgraded throughout its 1450 square feet.

1125 Douglas Loop

Gallatin, TN 37066

Your log cabin awaits — rough-hewn timber walls and meet modern finishes in this 1979 home, on more than an acre and a half of flat, leafy land.

1079 Paddock Park

Gallatin, TN 37066

A snapshot of Gallatin value: This almost-new home in Kennesaw Farms has all the most-desired details (stone countertops, stainless steel appliances, hardwoods, walk-in closets) and some big bonuses (a fantastic sunroom), with a $131-a-square-foot asking price. More than worth some exploring for larger families looking to stretch their Middle Tennessee homebuying dollar.

213 Peach Valley Rd

Gallatin, TN 37066

This spacious Gallatin home (almost 3200 square feet) has lots of cool pluses, from the stone fireplace that echoes the stone facade to a three-car garage. But its best attribute might be its location: looking right over the water.

{mls: 1850958}

1190 E Main St

Gallatin, TN 37066

Historic properties abound in Gallatin too, like this 1922 foursquare-style home that’s been restored beautiful, top to bottom, with 4 beds, 2 1/2 baths and 2340 square feet. If you’re looking for the charm of an older home with the everything’s-done quality of a newer build, this looks like a potent possibility.

{mls: 1867752}

1184 Potter Lane

Gallatin, TN 37066

Fairvue Plantation is one of the Middle Tennessee golf communities I spotlighted a few months back, but it has a lot to offer beyond tee times. High-end homes like this 2014 luxury build, with high ceilings and high-end details, stand throughout the community. The outdoor entertaining space here is a particular positive.
