On the off chance you haven’t caught the original Flip or Flop, based in California, the basic premise is that a home-investing couple finds homes in need of attention, then transforms them, and we bite our nails waiting to find out if a big payday resulted.
It’s not clear when Flip or Flop Nashville will start production (it’s in the development stage), but the first of the spinoffs, Flip or Flop Vegas, is here in about a month — it’ll premiere on the network April 6, led by MMA fighter Bristol Marunde and his real estate agent/designer wife Aubrey.
It’s definitely an interesting time to launch a “flipping” show here, as the Nashville real estate market is fierce and bargains are harder and harder to find. So it’ll be interesting to see what they unearth if and when Flip or Flop Nashville comes online.
While we wait for more details, I looked at the Nashville-area MLS listings to see what kind of fixer-upper treasures might be lying in wait, to get a little insight into the kind of properties the new show might be working with.

This 1945 home, out on the northwest reaches of the city (about 13 miles from downtown), is pretty spot-on Flip or Flop material. It looks like a needs a full gut, and I know HGTV loves filming particularly unusual design choices — is that vinyl siding instead of tile in the shower? The positives: a large piece of land (almost an acre and a half), and that old stone facade could be cool, refreshed and renewed. The before/after on this one would surely be an eye-opener.

First impressions of this cozy, circa-1938 Belair home, a stone’s throw from Hillsboro Village: fun possibilities. That part-vaulted ceiling in the living space could be a huge draw, especially with the fireplace freshened and made a real focal point. There are some big projects waiting, for sure — the kitchen looks like it needs a major overhaul, as does the bathroom — but there seems to be a lot to work with. A quarter-acre in this location is pretty prime, too.

I’ve talked a lot about how much I love Woodbine, and I expect to only see it grow more in the coming years. This fixer is in the northern reaches of the neighborhood, close to 440, has a decent-sized piece of property and solid potential. It seems to be in decent enough shape to live in while you renovate, too — nothing brings to mind any of those Fix or Flop episodes where they walk over the threshold to a mental sad trombone. Looks like it’ll need the big stuff — kitchen and bath overhauls — and then you’ll be sitting in a cute mid-century cottage in a fantastic Nashville neighborhood.

Bargains are relative. In a lot of parts of town, seeing a fixer upper listed at just shy of $800K would seem a tad intense. But a few things lead into this listing: It’s a 3500-plus-square-foot historic home in one of Nashville’s most prized areas, Green Hills, and it’s sitting on about a full acre of property there. The lower level of the home has already been gutted, too, and architectural plans have already been drawn up, so the rehab process is a step ahead. The images here are from those plans, so they don’t give you much to work with in terms of what’s currently there, but they’re a pretty useful indication of the possibilities.
