I’ve been saying this for years, but it only keeps getting more true: Historic Downtown Franklin is a treasure. Historic charm, small-town friendliness, world-class eating and drinking, walkable fun, one of the coolest theaters in the state — the list of reasons homebuyers find themselves drawn to Historic Downtown Franklin is long and lively, and next time I buy a new home, it’s definitely on my short list of locations.

Has Downtown Franklin grabbed your heart, too? It feels like a good time to be looking for a home in the area — there are some gorgeous options on the market now, across a mix of budgets and styles, from renovated historic homes to newer builds.

Curious to see specifics? Below, a few across-the-board picks that caught my eye on the MLS:

{mls: 1900649}

515 Cobert Ln

Franklin, TN 37065

$419,900

Getting close to Historic Downtown Franklin doesn’t necessarily mean getting close to a million-dollar budget. This well-kept newer home, built in 2014, is spacious enough for a growing family, with 4 beds and 3 baths over about 2100 square feet, and it’s just a few blocks from Downtown Franklin dining, with a list price under $420K.

605 W End Cir

Franklin, TN 37064

$626,745

You can live within a stone’s throw of Franklin’s Historic Sowntown and still own a brand new home, if that’s what you’re driven toward. Take this 4-bed, 5-bath luxury new built barely a mile from downtown — it echoes the area’s historic aesthetics (from the architecture to the timeless finishes), but you get the benefits of modern energy efficiency, with upgrades like spray foam insulation and a tankless water heater.

117 7Th Ave N

Franklin, TN 37064

$849,900

When I meet a homebuyer looking for a new place in or near Downtown Franklin, their holy grail is usually a turn-of-the-century home that’s already been upgraded and updated, with finishes that don’t fight with the home’s origins. Here it is, in the flesh: A circa-1865 home on a large corner lot, steps from downtown restaurants and shops, completely renovated, and done so stunningly well. Their ornate bathroom floor tile choices are a personal favorite, but if you’re into cooking, check out the kitchen — that French range is quite the extra.

{mls: 1867267}

906 Evans St

Franklin, TN 37064

$949,900

A newer luxury home with lots of bonuses, this 2014 property is walking distance from downtown, but stocked with the space to fit a large family — just shy of 3500 square feet. If you like to entertain, the bonus room with wet bar and charming sunroom are pretty key. If you like to cook — and particularly prize cabinet and prep space — you’ll likely dig the kitchen here, too.
