Househunting In The Neighborhood That Could Be Home To The First Light Rail Line In Nashville

With the rapid growth in Nashville, obviously we’ve all seen (and suffered through) a rapid growth in traffic, too. So most of us are looking with a lot of interest toward the city’s plans to expand and improve our public transportation options.

This week, we got major news on that front, as Mayor Megan Barry announced plans to work toward Nashville's first light-rail line, running up/down East Nashville’s main artery, Gallatin Pike.

"It already carries the most mass-transit riders in the region," Mayor Barry said of the East Nashville thoroughfare, in explaining that particular location choice. "Development along that corridor has demonstrated a market for the mixed-use, transit-oriented type of development that will be necessary to make light rail successful. Many of the neighborhoods that surround Gallatin Pike have extensive sidewalk networks. And the nMotion planning process showed those neighborhoods support comprehensive mass transit along the corridor."

It’ll be a long while before we’re riding the (light) rails in East Nashville, but if this comes to pass as planned, it could be a huge change for East Nashvillians, and for frequent East Nashville visitors who struggle with that busy neighborhood’s shrinking parking options.

Read more about the Nashville light rail plans from the Nashville Business Journal, and let me know what you think — I’d love to hear some more feedback from other Nashvillians.

This news puts the spotlight on the East Side, so for this week’s Open House roundup, I’ll focus there too.

First, the broader options:

Then, a few East Nashville picks:

{mls: 1821569}

1122 Litton Avenue, #316

Nashville, TN 37216

$188,580

If your budget’s under $200K in East Nashville, condos/townhomes are a good bet, and these new Solo East properties just went online and set some Open House dates to say hello. The units, like this 1-bed, 1-bath, 683-square-foot condo, are well-appointed (hardwoods/stainless/stone/etc.), and the location would be pretty ideal for light rail-riding (it’s just off Gallatin). As it is, you’re a few steps from one of the neighborhood’s better craft beer haunts, The Hop Stop. Open Saturday 10 a.m. to 4 p.m. and Sunday, noon to 4 p.m.

{mls: 1821719}

1121 Stratford Ave

Nashville, TN 37216

$300,000

Stratford is a great, sidewalked street in Inglewood, and this cute 2-bed, 2-bath home is a good example of the smartly renovated historic homes you’ll see in the area. It was built in 1930, and it looks like they’ve kept some cool original details (like doorknobs and stained glass). But you’ll see well-done updates too, like a revamped kitchen that keeps the classic style. Great backyard and screened-in patio, too. Open Saturday and Sunday, 2 to 5 p.m.

{mls: 1811961}

1018 Preston Dr

Nashville, TN 37206

$318,900

Parts of East Nashville — especially the Rosebank area — have a great stock of mid-century ranches, some with lots of original touches, some renovated with modern finishes. This one’s among the latter, though the painted paneling shows a little of that 1956 love. Open Sunday, 2 to 4 p.m.

2204 Greenwood Ave

Nashville, TN 37206

$479,900

There’s tons of new construction in East Nashville right now, and I find that a lot of the buyers who want a) East Nashville and b) new construction really like when the developers were influenced by the historic homes in the area. This new Craftsman-inspired property has that much-desired look. Nice wrap-around porch, beautiful and spacious kitchen… and if you’re looking for a master bath you can really get lost in, you might want to click through this one. Open Sunday, 2 to 4 p.m.

{mls: 1821097}

1703 Fatherland St

Nashville, TN 37206

$649,900

I can’t tell you how many homebuyers describe their Nashville dream home as a renovated historic cottage in Lockeland Springs. So, here’s the dream: a completely refreshed 1920 home that has those high ceilings and transom windows and a perfect, sipping-sweet-tea-in-the-spring-sun porch. The details they put into this property, from the beams to shiplap, is really stunning. Open Sunday, 2 to 4 p.m.
