Last week when I rounded up some of the weekend’s Open House options, I focused on bigger-budget homes — seemed like a fitting way to bounce off news about Justin Timberlake’s mom and stepfather buying a near-$3 million Brentwood home.

This week, I’d like to focus on the other side of that equation: house-hunting on a tighter budget. It’s true, Nashville/Middle Tennessee’s popularity is making budget-friendly homes a harder find, but they’re still findable. And personally, I think we excel at digging up perfect on-budget homes for our clients, Nashville-wide.

Open Houses are already starting to pick up from the slowdown around the holidays — there are lots of options from Davidson to Williamson county this weekend:

And for those strict-budget home hunters, here are a few homes that caught my eye, all listed under $300,000 asking, also hosting Open Houses this weekend.

3248 Cloverwood Dr.,

Nashville

$149,900

Donelson is continuing to come up in desirability, so I still think it’s a great time to buy in that area. With this 4-bed, 1 1/2 bath home, you get some of the '50s/'60s charm Donelson is known for (the home was built in ’63), but since it was totally renovated — refinished floors, new roof — you’re move-in ready. Open Sunday 2 to 4 p.m.

1700 14th Ave. N.,

Nashville

$223,900

House hunters who like modern and industrial design will dig the exposed ductwork and angular shapes in this 3-bed, 2 1/2 bath cottage, located in the Elizabeth Park area — a stone’s throw from the ample eating and doing options in rapidly rising Germantown. Open Sunday 2 to 4 p.m.

{mls: 1589883}

906 Smiley St.,

Nashville

$289,900

Drawn more toward new construction? This 3-bed, 2 1/2 bath East Nashville home is fresh and brand-new clean, with an open kitchen and living area and really impressive bath tile detail. Open Sunday 2 to 4 p.m.

Are you planning on doing any Open House house hunting this weekend? Any of these picks fit the bill? If you’re in need of some direction/help on your search, we’d love to provide it — just drop me a line.
