Record Number Of Visitors Came To Nashville In 2016

This week, I saw a post from the Nashville Convention & Visitors Corp with some big Nashville tourism news: Last year, a record 13.9 million visitors came to our city, besting 2015’s record-setting 13.5 million.
We’re remaining a top choice for travelers, and that growth trend’s been long going — the NCVC also noted that annual visitation has jumped 45 percent in the past decade. That’s massive. And not surprising, if you ever spend any time among the masses downtown.
While the cranes that dot the skyline show how busily hotels are being built, there’s no denying that Nashville homeowners and investors are playing a big role in housing those visitors, too. Last summer, WPLN noted that more than 1100 short-term rental permits had been issued in Nashville, spread across locals renting out spare bedrooms and others putting whole homes up for Airbnbers.
Nashville-area home buyers ask me pretty regularly to find homes that have Airbnb potential, and I can understand the draw — with demand this high, and the potential to offset mortgage costs, a home with a short-term rental can change the affordability picture for some families.
It’s not for everyone, but for those of you who feel drawn to a new home with a potentially rentable space, I found some potentially fitting picks for this week’s Open House roundup.

A brand-new home in one of Nashville’s fast-growing, convenient neighborhoods, Wedgewood-Houston, this 3-bed/3-bath also has a downstairs guest suite with a full bath. It’s not a whole separate apartment, but the location’s definitely easy to brag on. Open Saturday, 1 to 4 p.m.
5707 Knob Road
Nashville, TN 37209
This is a sizable home (5 beds, 4 baths and more than 3600 square feet) in Hillwood Park on the west side of town, about 7 miles from downtown (so a quick Lyft ride for you/visitors), and there’s a full guest suite on the main level. The property was built in 1967, and a handyman or -woman could do a lot with all this space. Open Sunday, 2 to 4 p.m.

Most Nashville visitors would be more than excited to stay in highly desired Green Hills, between the shopping options, the Bluebird Cafe and the convenience (traffic notwithstanding) to so many other fun parts of town. This new construction is high-end and on the large scale, with 4 beds and 3 1/2 baths over 3251 square feet. The agent also notes that the bonus with full bath and wet bar could be used as a small efficiency apartment — it definitely looks big enough, and its finishes are slicker than plenty of mid-range hotels. Open Saturday and Sunday, 2 to 4 p.m.

If you’re looking to live larger in Green Hills, this listing, on a full acre property, has 4 beds, 3 baths and almost 4000 square feet in the main house, plus a big (and really cute) guest house with a kitchen and full bath. Open Sunday, 2 to 4 p.m.
