Single Women Are An Increasingly Powerful Force In The Homebuying Market
by TJ Anderson
Nashville’s a diverse place to live, and our clients have represented all kinds of homeowners — young couples starting families, empty nesters downsizing, parents buying condos for their college students… And more and more in recent years, just as the National Association of Realtors recently noted, we’ve been helping single women make a proud investment, and find a perfect place to call home.
According to a piece Realtor Mag shared this week, the number of single female buyers has been rising since 1981. At the market’s peak in 2006, the percentage had doubled from 11 to 22 percent, and still now, that group makes up an impressive 17 percent of buyers — and it’s only expected to grow.
The NAR research also paints a picture of the most common wish list for those househunters: a 1,500-square-foot home with three bedrooms and two bathrooms, often in a condo community with maintenance included.
To put a little more local detail to that picture, I picked out some properties on the market now in the Nashville area that fit that wish-list. Take a look:
939 Todd Preis Dr
Nashville, TN 37221
Family-friendly Bellevue is offering some of the best bang for your homebuying buck in Nashville these days, and this area’s poised to get more vibrant, too, with the huge and varied One Bellevue Place project in the works. This 3-bed, 2 1/2-bath condo will be really close to that mixed-use development, and it has a lot to offer a new homeowner: big master, fenced patio, carport and open floorplan with ample space (more than 1700 square feet).
4323 Ashland City Highway -1
Nashville, TN 37218
Finding affordable new construction close to downtown can be a tall order lately, but it does exist, and here’s a good example: The in-the-works Ashland Place development in northwest Nashville is close to Charlotte and White Bridge, has high-end finishes and a mix of layouts to fit starter-home budgets. This one, with 3 beds, 3 baths and just under 1500 square feet, seems like a perfect fit for that single-homeowner picture the Realtor Mag piece painted.
5544 Prada Dr
Brentwood, TN 37027
A big and beautiful place for a homeowner who loves hosting guests or who might want a roommate or two — in highly desired Brentwood, this well-appointed townhome has 3 beds, 3 1/2 baths, a bonus room, two-car garage and really cute deck. The charming brick facade is a fantastic hello, too.
7100 Dale Ridge Rd E-5 , E-5
Lancaster, TN 38569
Put a premium on views? It’s hard to overstate how breathtaking the vistas are from the main-floor wall of windows in this luxury penthouse condo, just off Center Hill Lake in Lancaster (about an hour from Nashville). The community pool isn’t too shabby, either.
1352 Rosa L Parks Blvd Apt 415
Nashville, TN 37208
Working with a budget and desire to get right into the center of Nashville nightlife? The historic Werthan Lofts complex in Germantown is one of the coolest communities in the city, walking distance to shopping/dining and stocked with ultra-stylish design, from higher-than-high ceilings and original historic touchstones to industrial details and luxury materials (stone countertops and designer tile included). This 3-bed, 3-bath unit is extra special, too, even for already-special Werthan — take a spin through the photos.
Does that trend Realtor Mag spells out sound like you? If you need help finding the right place to call your own in Nashville, we’d love to jump on your team — give me a call or send an email, and tell me about your wish list.
