The Best Neighborhoods To Invest In Nashville In 2018

The real estate market in Nashville isn’t looking like it’ll get too lethargic in 2018 — we’re still among the country’s 10 hottest housing markets. So, understandably, Nashville homebuyers and investors are focused on finding the next 12 South, the next Germantown, the next East Nashville, the next The Nations.
It’s why I’ve heard (and continue to hear) this question a lot: What are the best areas in Nashville to invest in, as a buyer?
Caveat: No one can give you any guarantees when it comes to the home-as-investment question. A million variables, from homebuyers’ changing preferences to the world economy, can shift a home’s picture as an investment. That said, professionals who follow the local real estate market closely — Realtors like me, for example — get a good view of trends and changes, and develop a solid sense of where there’s room to grow.
So if I was buying a home in Nashville with a particular focus on investment potential in 2018, this is where I’d look:
I put my money where my mouth is here — we’ve been building and renovating consistently in Woodbine, because a) I love the community, its central location and its proximity to great restaurants on Nolensville Road b) it’s been earning steady attention, with renovations and new builds throughout the area, c) even in 2018, buyers on a budget can still find a great home. I don’t see the lowest prices for getting into Woodbine staying in the low-$300Ks for too much longer. But among the Nashville neighborhoods within 5 to 10 miles of downtown, it’s still a relative bargain. (We’re about to list another Woodbine beauty, so stay tuned to our Instagram for news. The above 1947 cottage, 3002 Tuggle Ave., isn’t our listing, but it’s nicely renovated, and listed at $329,900.)
An area that’s among the “20 Hottest Residential Zip Codes in the U.S.” hasn’t already peaked? My professional opinion: No. Donelson’s been on a rapid rise, for sure — the median sales price five years ago was about $115K, and it’s closer to $200K now. But that’s still well under the average for Nashville on the whole, which is hovering closer to $300K these days. And culturally, the area’s just digging in to a serious upswing, with Nashville entrepreneurs from across the spectrum choosing 37214. Much-talked-about recent additions include new restaurant Sindoore - Indian By Nature, coffee-centric restaurant Caliber Coffee Co. and Nectar: Urban Cantina. Lots more is on the way, too, including the big mixed-use Donelson Station project, slated for a 2019 opening. (Above, an example of one of Donelson’s big selling points: cute mid-century ranches with lots of original details. This one, 434 Heney Drive, is just over 1750 square feet, listed at $239,900.)
This area’s been a slow and steady grower over the past five years — between mid-2012 and mid-2017, the median sales price in Antioch rose from about $110K to about $185K, which is a pretty significant rate of growth. But again, well under Nashville’s home-price average. Along with there still being room to grow in Antioch, harbingers of good change: the massive new IKEA being built in their backyard, big improvements at the Nashville International Airport nearby, and — long shot, I know — the fact that, should Amazon choose Nashville for their huge HQ2, Antioch has a good shot at being its home. (The house pictured above, 159 Tusculum Rd., has two beds and 1 bath, and is listed at $150K.)
There are a few more areas I’d pinpoint, but these are among the top for me.
