For this week’s Open Houses roundup, I’m going to shine a spotlight on a part of Nashville that’s shown remarkable growth over the past decade, becoming one of the city’s most fun places to hang and sought-after places to live: 12 South.

Go back 10 years, and you wouldn’t have called 12 South a food lover’s hotspot, but it certainly earns its buzz today, with everything from creative burgers at Burger Up to top-notch barbeque at Edley’s, incredible Lebanese food at Epice, upscale American cuisine at Josephine’s and on and on.

12 South hasn’t just grown in food offerings. It’s long been a great gear stop for musicians (with Corner Music and Fork’s Drum Closet), but it’s also become a destination for fashion hunters, with boutique denim brand Imogene + Willie set up there, along with shops like MODA Boutique and Emerson Grace

Part of the reason for all this growth, of course, is the homes — 12 South has one of the most compelling concentrations of unique historic homes in the city, from Victorians to Foursquares to bungalows. And in recent years, beautiful new construction has fleshed 12 South out further. Add this all up, and it’s a solid indication of why lots of clients are drawn to house-hunting there.

So, for starters, let’s take a look at the full span of weekend Open Houses in our area:

And then, some homes in or around 12 South hosting Open Houses this weekend that I felt were well worth taking a look at:

{mls: 1631321}

834 Kirkwood Ave.

Nashville, TN 37204

$649,000

This 4-bed, 2 1/2 bath newer home is right between 12th and 8th, which gives you easy walking access to the cool stuff. It also has a beautiful, modern and open kitchen, a straight-out swoon-worthy master bath and a really great fenced yard for kids and/or dogs. Open Saturday 2 to 4 p.m.

{mls: 1632409}

1502 Beechwood Ave.

Nashville, TN 37212

$799,000

A total charmer right in the heart of Belmont/12th South — this 1925 bungalow has a mix of modern upgrades and historic touches. Best thing if you’re one for entertaining: the backyard is tailor-made for outdoor spring get-togethers. Open Sunday 2 to 4 p.m.

{mls: 1632107}

1106 Caldwell Ave.

Nashville, TN 37204

$539,900

New construction right in 12 South with some really great design touches, from the black and white contrast in the well-appointed contemporary kitchen to the earthy reclaimed wood around the fireplace and two awesome covered decks. Lots of space, too, with 3 beds and 3 baths over more than 2,500 square feet. Open Sunday 2 to 4 p.m.

{mls: 1616283}

926A Acklen Ave.

Nashville, TN 37204

$527,900

Another new build in the 12 South area, this one has the HGTV details on point — stylish tile work in the showers, marble countertops and stainless appliances in an open kitchen with a really great eat-at island and a backyard fire pit you’ll immediately fall in love with. Open Sunday 2 to 5 p.m.

Have any of these on your Mother’s Day weekend Open House list? Some great options, for sure.
