Nashville Open Houses That Are Close To All The Action

One week a year, Middle Tennessee becomes music festival fan central, with small (large?) armies of fans driving and flying in from all over the country and the world to raise fists for country music at the CMA Music Festival, and just about every kind of music at Bonnaroo in Manchester.
We’re right in the middle of it right now, and something that not infrequently comes along with a CMA-week Nashville visit: falling in love with our town, and setting your mind to move here.
That sound a little like where your head is at right now? Well, if you’d like to take a little time out of your festival revelry to explore the Nashville real estate landscape, there are plenty of weekend Open Houses to hit. For my weekly Open House roundup, I decided to focus on properties that are right in the thick of things, or really close to all the stuff CMA fans are enjoying right now.

It’s hard to get closer to the center of things than the Encore in SoBro, a luxury 20-story high-rise that’s stacked with amenities — pool and sundeck, fitness center, cinema space with stadium seating — located right by shopping spots and high-end restaurants like Etch and Husk, and, during CMA Week, a quick walk to the action (just a few blocks from Ascend Amphitheater, the honky-tonks on Broadway and lots more). This 1-bedroom unit is sleek and modern, with a mix of cool concrete, warm wood and bright walls of windows. Open Saturday 2 to 4 p.m.

Germantown, just north of downtown, is a great way to split the difference. You’re living in a highly walkable, extremely vibrant neighborhood, and you’re barely a mile from the center of things. But you’re also far enough away from the tourist hub-bub to not feel like you’re living in a 24/7 bachelor party (you know, if that doesn’t sound preferable to you). Werthan Mills is one of the most personality-filled residential buildings in town, its loft spaces retaining lots of original historic details, from wood floors to exposed brick, with sleek industrial touches added on to make the spaces that much cooler. This 2-bed, 1-bath unit is open Sunday, 2 to 4 p.m.

Around Music Row, you’re just a little further from the CMA happenings, but you’re right on top of where the music business happens, down the way from labels and publishing houses and songwriting rooms and the like. You can also easily walk over to where the fest madness is rolling. Rhythm has high-end amenities (beautiful pool and fitness center, etc.) and spectacular views, and this 2-bed, 2-bath unit has something that’s nearly impossible to find with a condo: It doesn’t share any walls with neighbors. Open Saturday 2 to 4 p.m.

Close, but not too close: East Nashville is just over the river from downtown, so it’s a speedy drive (or, if you’re into it, a quick bike ride). It’s also one of the best parts of town to shop and eat in, and, as compared to downtown condos, you can snag a lot more living space. This circa-1920 home is renovated but still full of historic charm, and has tons of room to play with — 3,100 square feet with 4 beds and 3 baths. Open Sunday, 2 to 4 p.m.
