For some Nashville homebuyers, nothing will match the charm and strength of a historic home. Others prefer everything to feel fresh and new, and are more drawn to new construction.

We all have our homebuying/living preferences, and none are wrong. We love what we love and we want what you want — my job, as a Nashville Realtor, is to listen to what matters to you, and find a home that matches that vision as closely as possible.

Since we’re on the doorstep of 2018, though, I thought I’d focus on the Nashville-area homebuyers whose dream home is as fresh as a New Year, for this week’s Open House roundup.

First, the broader options:

Then, some new-construction picks:

5005 B Georgia Ave

Nashville, TN 37209

The Nations has been one of the biggest Nashville-neighborhood growth stories of the past few years, and new builds like this one — 4 beds, 3 baths, just over 2200 feet, walking distance to restaurants on busy/growing 51st Ave. N. — are still popping up steadily. This one’s pretty standard for new Nashville construction, but that’s no dig — with a nice open kitchen, light and bright palette and beautiful baths, it’s stocked with the stuff buyers love. Open Sunday, 2 to 4 p.m.

1703 Electric Ave

Nashville, TN 37206

This upscale new-construction home in East Nashville’s Shelby Hills puts you a quick walk from Shelby Park, a nice perk year-round, but particularly when the East Nashville Farmers Market season is going. Inside the 4-bed, 3-bath home: all the high-end details you’d expect, and some impressive extras, like a charming master-bedroom fireplace. Outside: a treehouse-y roof deck that’ll make your place a grade-A spring and fall hangout. Open Sunday, 2 to 4 p.m.

813 A Knox Ave

Nashville, TN 37204

If you’re hoping to make walkability a part of your Nashville life, this 12 South location might be perfect for you — it’s just a few steps from Sevier Park (another great neighborhood park with a top-notch farmers market), and shouting distance from some of 12 South’s best-loved restaurants, like Burger Up and Bartaco. Buyers looking for a spacious, spa-centric master bath are served well with this one, too, and if you want some yard — but not too much — the cute and manageable fenced backyard might be a perfect fit. Open Saturday, 11 a.m. to 1 p.m., and Sunday, 2 to 4 p.m.

7248 Natchez Pointe Dr. #11

Nashville, TN 37221

Flung about 20 miles southwest of downtown Nashville, you can find a Nashville-proper address, but with tons of space and privacy. This new Natchez Point build sits on almost 2 1/2 acres of beautiful, treed property, and the home itself is similarly spacious, with almost 4000 square feet. The interior is something of a blank slate: neutral colors and finishes, with a traditional design bent. The exterior: woodland wonderland. Open Saturday and Sunday, noon to 4 p.m.

{mls: 1878333}

4007 Outer Dr

Nashville, TN 37204

In tony Oak Hill, buyers expect high-end, high-style homes on the new-construction front, and this large property is a fine example of delivering on that expectation. Statement light fixtures, bold custom tile backsplash, chef-grade appliances — no slouching on quality or design, here. Open Sunday, 2 to 4 p.m.
