Old Hickory Village Real Estate Might Be Ready To Hit Its Stride

I’ve been saying for what seems like eons that real estate in Old Hickory Village, just northeast of Nashville, is one of Middle Tennessee’s best-kept secrets. Charming historic homes, lower-than-Nashville-average home prices, tight-knit community, proximity to Old Hickory Lake, quick commute to Downtown Nashville — what’s not to love?
The area’s growth, through the years, has been steady and manageable. Lots of creative Nashvillians have found, adopted and bought homes in Old Hickory Village, and slowly but surely, some of the attention that’s flooded Nashville has found its way to the quaint village on the lake.
The things I’ve been waiting to see, though, are a bigger boost in new home construction in Old Hickory Village, and a more pronounced influx of creative entrepreneurs looking to tap into the Village’s considerable commercial potential. Look at any of the boom neighborhoods around Nashville, and an uptick in those things just about universally preceded the boom.
In 2019, I think we’re seeing the indicators ramping up in Old Hickory Village.
One recent, loud shout for Old Hickory Village real-estate growth: the mixed-use Village Green of Old Hickory development, with a selection of single-family homes that mimic the historic architecture around the village. For homebuyers who love the New England-y aesthetics of the original Old Hickory Village homes but aren’t inclined to absorb the quirks that tend to come with historic homes, these new builds have been a direct hit.
Homes like the one pictured above (click the image for more) offer 3 beds, 3 baths and almost 1,500 feet of new construction, listed in the mid $250Ks — significantly lower than you’d find similar new construction in other creative-friendly areas like East Nashville or 12 South.
Joining those new builds are the Old Hickory Townhomes in the works on Old Hickory Boulevard, the Robinson Flats apartments (explicitly for seniors), and the luxury Cook's Landing villas, with lake views, right across from the marina (one of those available units is pictured below, click for more).
And those are just a few of many new and in-the-works home developments in the Old Hickory Village area.
The commercial growth seems to be coming, too.
The Nashville Post just reported on the sale of “a well-recognized modernist building in Old Hickory Village” — the former bank/“Professional Building” on Old Hickory Blvd. — which may be on its way to housing several restaurant/retail tenants, offering yoga, an art gallery or other tried-and-true indicators of a creative hub in bloom.
A converted garage right in the village is also on its way to becoming a cafe/music venue, via Scout’s Barbershop owner Brooke Asbury.
The Tennessean was wondering back in 2017, “Could Old Hickory be the next East Nashville?” And plenty of us were asking that question years prior. Seems like it might be a worthwhile time to ask it again.
