Nashville Vacation Properties Are In The Spotlight With New HGTV Show

Here we go again, Nashville: HGTV brings its eye (or more specifically, its cameras) back to Music City. The latest home show to be set in Nashville: My House Is Your House, hosted in part by Nashville-based mother-daughter duo Victoria Robinson and Teryn Chapin. (The show’s other hosts, a husband-and-wife team, are in San Diego.)


The new HGTV series, premiering on the network on Saturday, June 1, has a different focus than previous Nashville-based shows, like the flip/buy-minded Listed Sisters and Flip or Flop: Nashville. My House Is Your House, says a press release from HGTV, has its mind on “people who want to transform their homes into short-term rental properties that are long-term money makers.”


Already renting out your Nashville space on Airbnb or VRBO? Thinking about getting into the short-term rental thing? The first episode’s at 10 p.m. Central June 1 on the home-focused network, and it might offer some useful pointers. For the kickoff, Teryn and Victoria will apparently be upgrading a Nashville bungalow to help the owners save some space and boost their rental rates.


How ‘My House Is Your House’ renovates Nashville

HGTV picked some pros to wrangle rental properties in Nashville. Mom Victoria Robinson is a designer/decorator, and, as a busy public speaker, a well-traveled one too. Her eldest daughter Teryn co-founded Stay Local Nashville, Inc., which manages more than 90 vacation rental properties in Nashville.


Their approach for the show, according to HGTV: “In Nashville, Victoria and Teryn attract tourists to renovated rentals with great curb appeal, pleasing layouts and convertible furniture that can accommodate extra guests.”

Nashville’s short-term rental market


HGTV said they chose “two of the most profitable short-term rental markets in the country” for My House Is Your House, and according to AirDNA, which “tracks the daily performance of over 10 million short-term rentals in 80,000 markets globally,” they’re not far off. Tennessee, the outlet said in their 2018 report, remains an “up-and-coming Airbnb hot spot,” and while resort-friendly areas Gatlinburg and Pigeon Forge are driving that too, Nashville was still in the Top 10 for rental profit. (Ahead of us, mostly: Beachside spots in Florida and Hawaii.)


AirDNA also offers an overview of what short-term rentals tend to look like in Nashville — they’re largely entire homes, with 1 to 2 bedrooms, definite plus on the HVAC and Internet, with an average daily rate of about $261.


Unsurprisingly, the largest concentration of short-term rentals in Nashville sticks toward the urban core — neighborhoods like East Nashville, Germantown and Downtown are positively packed.


You could take that a few ways if you’re thinking about buying a short-term rental property in Nashville. Getting outside the major concentration areas might leave you with less competition, but there’s a reason Airbnb-ers have flocked to spots close to the action: There’s lots of demand.
