Design Touches That Can Help A Home Sell At A Higher Price

I don’t always love every home design trend that comes into focus. But classics always get me, so I’m all for the fact that timeless touches like shaker cabinets, farmhouse sinks and subway tiles are staying at the front of homebuyers “I want that” lists in 2016.
According to a new study, those design items, along with fun and rustic barn doors, are popular enough right now that they've been helping homes sell at higher prices. The study looked through more than 2 million listings, and properties that dropped those terms sold an average of 13 percent higher than expected. An interesting thing to note, for sure — and to me, not a surprise.
With that in mind, I focused this week’s Open House roundup on homes on the market in Middle Tennessee that boast some (or many) of those price-lifting items.

Builders certainly don’t ignore the logic in that study — take this upscale new construction in East Nashville’s Shelby Hills. The kitchen is total timeless style: white subway tile all around the walls, classic gray shaker cabinets. These are the touches that buyers love now, and with their sleek simplicity, they’ll never go out of style. Open Saturday 1 to 4 p.m.

Here’s new construction in downtown Franklin that embraced the aesthetic of the area’s historic homes. The dining area is a particular stunner, from the ceiling detail to the almost greenhouse-level expanse of windows, and the master bath tile work and outdoor living space are a big wow too. The kitchen takes a kind of modern farmhouse approach — clean and cool, with upscale finishes that bear a little bit of country homeyness. (And we have subway tile, and a beautiful farmhouse sink.) This kitchen in Green Hills is every bit a million-plus-dollar space — if you’re a passionate home cook (or hey, a pro), the range is definitely going to grab your attention.
