It’s no secret that Williamson County, and Franklin specifically,  are a big draw for homeowners. Beautiful countryside, a bustling and fun downtown, high-rated schools, jobs growing at a faster pace than anywhere else in the nation…

So, also understandably, homebuyer bargains can be hard to come by in Franklin these days. That’s why, a new piece in the Nashville Business Journal notes, developers like the Franklin-based Bristol Development Group are busy creating planned communities in the area that are, as Bristol VP Scott Black told the publication, more broadly “attainable” to buyers in Middle Tennessee.

The project — a proposed 25 townhomes, 14 duplexes and a single-family home right near downtown Franklin, with asking prices ranging from the low $300Ks to mid-$400K — is aiming for a first-quarter start in 2017. But you don’t necessarily need to wait for that to come to life to find something “attainable” in Franklin.

A highly desired area like Franklin makes tighter budgets tough, but it’s doable. Here’s proof — some Franklin properties I found, listed under $400K, on the market now.

Turnkey townhome

168 Generals Retreat Pl, #168

Franklin, TN 37064

$344,900

This newer 3-bed, 3-bath property has a great main-floor flow, large bedrooms, a two-car garage and a fantastic location, location, location — walking distance from restaurants and shopping in downtown Franklin.

Large family home

{mls: 1769815}

3082 Liberty Hills Dr

Franklin, TN 37067

$359,900

Four beds, 2 1/2 baths and almost 3,000 square feet — a growing family could get comfortable in this well-kept brick home near Cool Springs. Finished basement makes a perfect place to stick the teenagers, too.

Brand new luxury

6030 Keats Street # 201

Franklin, TN 37064

$359,900

Westhaven is one of the areas we get asked about most by Franklin homebuyers — it’s a quiet, community-centric area with lots of beautiful, newer homes that echo classic architecture. Getting into the community at this price point likely means a condo/townhome, and if brand new is on your must-have list, new units at The Charleston II are on the market now. This one has 2 beds, 2 baths and just shy of 1500 square feet, plus a garage and lots of amenities (pool, walking trail, tennis courts, clubhouse), so it could be a spectacular space to start out.

Historic starter

{mls: 1730181}

106 Buford St

Franklin, TN 37064

$329,000

Part of Downtown Franklin’s charm is its historic homes, from 100-plus-year-old Victorians to mid-century cottages. This 2-bed, 2-bath property downtown was built in 1932, and has some updates, and some original details. If you’re looking for a sweat-equity option that’s more than livable already, it’s worth a look. Especially since it’s hard to beat the location.

Are you searching for something in Franklin? Whether your budget is leaning more toward “attainability” or more toward luxury, I can help you find the perfect fit. Give us a call, or send an email, and tell us about what you need.
