If you live in Donelson (or have been looking for a home in that Nashville suburb), it probably comes as no surprise to see studies touting the area’s rapidly rising stock.

I’ve been touting Donelson’s potential for years now, and lately, the love’s going national. The Tennessean just shared a study that included Donelson in a ranking of the nation’s 20 hottest residential zip codes.

That’s great news for Donelson home owners, but as the Tennessean piece notes, it does make buying into the neighborhood a little more intense. On average, homes in those top 20 ZIP codes are on and off the market in about three weeks, which is more than 50 days faster than home sales in the rest of the country.

Don’t let that dissuade you from looking in Donelson, though. With an experienced Realtor (I’m partial to TJ Anderson Homes), honest perspective on the market and good hustle, you can find a home that suits you in a hot Nashville zip code, promise.

If you’re looking in Donelson (or elsewhere in or near Nashville), I’d love to help you lock down your new home. Give me a call, and I’ll start looking. Meantime, here are a few Donelson-area properties that I think give a good look at the spectrum of homes available there.

Donelson homes on the market now

Up for a bit of a project? This midcentury brick home is in a great, convenient part of Donelson, and it has tons of space — 3,046 square feet, on an acre of property. It’s being used as a duplex now, and could use some updates, but there’s lots of potential for a fantastic (and large) family home.

Donelson’s not just midcentury ranches and brand-new builds, with nothing in between. Some areas have large family homes built just a few decades ago, with big closets and master suites, but comparatively approachable price points too. This huge home (4 beds, 2 full and 2 half baths, over about 3600 square feet) was built in the late ‘80s, and has beautiful stacked-stone curb appeal, lots of windows to create a sunny and bright layout and a stunner of a covered deck. More than an acre with this one, too.

Here’s a cute and spacious midcentury brick ranch that has all the upgrading already done for you. Beautiful work in the open kitchen, with white shaker cabinets, stainless steel appliances, stone countertops and a huge island. Smart refreshing on the fireplace too — it looks fresh and new, but still has its midcentury charm. Plus, this home has that extra bonus that draws lots of families from nearby areas like East Nashville: a huge piece of property (almost an acre).

A big departure from the usual ranches and cottages people head to Donelson for, this one’s a new construction home with a waterfront-town feel — prominent double decks out front, with an extra-tall 2-car garage that could handle a boat, and, fittingly, a river view too. Inside, high-end finishes, from soft-close shaker cabinets to custom tile baths.

Any of these catching your eye? Thinking of something a little different? Let me know if I can help!
