I spent part of my day Friday with Brentwood-homebuyer clients, walking through inspection day for their in-progress townhome purchase.

Brentwood is viewed as an upscale, often expensive place to buy a home — somewhat understandably, since it’s been named one of the richest small cities in America.

But you might be surprised by how doable Brentwood homeownership can be, even on a less "rich" budget. Homes for sale in Brentwood aren’t actually out of line with, say, Nashville home prices — the average cost per square foot in Brentwood as of this posting was $226, while Nashville's average per-square-foot price was $256. So if you’re drawn to the manicured communities and high-rated schools in Brentwood but don’t think you can afford it, don’t count it out — we might be able to find a Brentwood home that fits your needs, and your budget.

Right now, Brentwood is booming with well-priced condos, in particular (if you know where to look). And many of my homebuyers are finding themselves pleasantly surprised, then thrilled to begin life as Brentwood homeowners.

There’s Williamson County Brentwood and Davidson County Brentwood. On the Davidson side, you’ll find more approachably priced homes, and you’ll also find some really lovely, tight-knit communities, like Jackson Valley. This newer development is filled with Craftsman-style homes that are heavy on charm — like this 2840-square-foot property with 3 beds, 2 1/2 baths and all kinds of cool details, from coffered ceilings to classic wainscoting. I know a $550K budget isn’t usually in the tight-budget-buyer range, but I’d still point to this 4-bed, 3 1/2-bath home as a great value, because of all you’re getting at that price point: almost 3500 square feet of upscale elegance, Williamson County schools, private outdoor entertaining space, community amenities including pools and tennis courts and more. Asking price per square foot: $159. Open Sunday, 2 to 4 p.m.

Brentwood has a healthy share of classic and classy brick homes that were built in the ‘90s and meticulously cared for, and this  Raintree Forest home is a perfect example. At just shy of 3700 square feet, the 5-bed, 3-bath home has plenty of room for a large family, and the open layout and two-story great room add to the spacious feel. Great extra for a home built in 1991: completely renovated, spa-like master bath. Asking price per square foot: $155. Open Sunday, 2 to 4 p.m.
