In Case You Want To Buy A Home Close To The New Nashville Major League Soccer Stadium

With good reason, it felt like all anyone was talking about around here this week was the news that Nashville’s getting a Major League Soccer expansion team.
It’s another big step forward in our growth as a multi-faceted sports town, and a lot of experts see it as an economic boom-bringer, too, with boosts in tourism and hospitality and more.
If everything comes to pass as planned, what it’ll definitely bring: a big change to the growing Wedgewood-Houston neighborhood, with the $275 million proposed soccer stadium at the Fairgrounds Nashville.
The preliminary stadium plans and renderings show a serious structure, at 500,000 square feet and with about 30,000 seats, set up to host lots of events beyond games, from concerts to family-friendly festivals.
The home market in Wedgewood-Houston has already been markedly healthy — over the past year, the median home price in the neighborhood has jumped up by almost 11 percent, which is good even for all-around-rising Nashville (the citywide rise was 8.6 percent). With a new MLS stadium, who knows how hot the area might get?
Since we’re right up on Christmas, and it’ll understandably be a pretty slow weekend on the Open House front, I’ll do something a little different this week. My picks below aren’t for weekend Open Houses, just current listings that’ll put you super close to the proposed MLS stadium.

A good example of what the lower budget end looks like for single-family homes around this area: $300K or so is what you can expect for a home that’s not set for a tear down, and you generally don’t see a ton of space. This home could use a little aesthetic attention, but it looks to be in good shape, even if you won’t be stretching out a ton at 968 square feet.

For a relative bargain close to the Fairgrounds/Wedgewood-Houston, a townhome like this one, in Berry Hill, might be your bet. Nicely finished and on the newer side (built in 2008), it’s totally turn-key, and has a good share of space, with 3 beds and 2 1/2 baths.

Almost new, with all the upscale details new-construction buyers expect, like stainless appliances, hardwoods, stone countertops, open layout… Particularly nice detail about this home: stacked covered decks in the back, set up for outdoor entertaining.

Something for Nashville househunters who like modern lines: This new attached home is super sleek and extra stylish, from the waterfall island in the big, open kitchen to the wow-worthy two-story living area. Contemporary new construction right in the heart of Wedgewood-Houston, set for completion next spring. Cool thing about this place for soccer fans: with the planned roof deck and being so close to the stadium, you’ll probably be able to hear echoes of cheers as the goals roll in, some day down the line.
