Lebanon TN Homes For Sale Show Areas Real Estate Boom

Last week, WKRN in Nashville took a little breather from the busy real estate market in Nashville, and focused on the busy real estate market in Lebanon, TN.


It’s showing “no signs of slowing down” there on the home-building and home-sales front, the station said.


It makes sense, on a lot of levels, that as Nashville’s meteoric rise continues, the charm-filled cities in our immediate midst would follow. And that’s been the case across Middle Tennessee in recent years, from Murfreesboro emerging as one of the “fastest-growing suburbs in the country” to Brentwood ranking as one of the “best small cities in America.”


How could Lebanon, just a 40-minute drive or so east of Nashville, get left out?


Clearly, it’s very much part of Middle Tennessee’s boom. According to News 2’s report, between April of 2010 and early 2016, almost as many people were moving to Lebanon as to Nashville — about 92 a month.


And that’s driving a growth in new construction homes there — 33 new neighborhoods are currently under construction, with more to come. Last year, nearly 500 new single-family homes were built in the city, which is almost exactly double the number built just in 2013.


Why Lebanon earns the love


As a lover of historic architecture, I’m particularly partial to Lebanon’s Historic Public Square — stocked with boutiques and shops set in beautiful historic buildings.


There’s been a major revitalization effort underway to restore and reinvigorate Lebanon’s downtown, and it’s earning wide praise — last year, Historic Lebanon was been designated as an accredited Main Street America program, a national designation that honors communities engaged in preservation-based revitalization efforts.


In 2016 alone, local investments totaling $1,567,500 poured into the Main Street area in Lebanon, which bodes well for the future of an already charming district.


Lebanon is also home to one of Middle Tennessee’s best fairs, the Wilson County Fair, which brings a staggering number of people about to enjoy music, exhibits, kid-friendly activities and tons more every year.


In 2017, the celebrating Wilson County Fair masses included nearly 500,000 folks. Given its trajectory, when the fair returns in August, 2018, I’d guess they’ll top that number.


Plus — rooting back to what I do — there are lots of beautiful homes for sale in Lebanon, from historic properties to new builds, priced considerably lower than comparable listings inside Nashville.
