Nashville-area artists who are searching for a welcoming place to land might want to set their eyes a little bit north. Last week, the National Endowment for the Arts announced an $85,000 grant to support Artist-Based Neighborhood Development in Madison, Tennessee, as part of the “Creativity Connects” initiative.

More than almost any city in the nation, Nashville hinges on creativity, and support like this can go a long way toward keeping our area’s creative community strong.

What this’ll mean specifically, according to the announcement: “The grant will allow the formation of a neighborhood artist advisory committee to investigate conditions in Madison as it relates to artists’ affordable housing, studio/production spaces and how the life of artists is supported in Madison’s renaissance. From the artist-led community planning process a series of temporary public art interventions and a Percent for Art public art project will be planned and implemented. In addition, workshops and resources around wealth building practices will be held for artists.”

That’s all exciting stuff, filled with potential, and it just might make Madison a new creative mecca in the Nashville area. (As neighborhoods like East Nashville and Germantown have become more pricey, nearby parts of town like Madison and Donelson have been coming up in that regard for a few years now, and this can only encourage the upswing further.)

Are you looking for a place to settle that fuels and supports creativity? And, maybe, has an affordability quotient that jibes with the uncertainty of a creative career? Let’s look Madison’s way.

Here, a few properties on the market in Madison that caught my eye, for a variety of reasons:

1100 Gibson Dr

Madison, TN 37115

This move-in-ready, mid-century home is just off Gallatin, so it’s a straight shot to all the East Nashville stuff everybody loves — and not a very far shot, either. But because it’s just up the way in Madison, you have a well-kept house with a good amount of space (1550 square feet), plus a big yard, at well under $200K asking. You’re not finding that in East Nashville right about now.

1600 Hudson Rd

Madison, TN 37115

Tucked back around the bend of the Cumberland River, the Neely’s Bend area gives you a little bit more of a country than suburban feel, with larger plots of land and lots of woodland surroundings. A nice example of what you can find over there: this cute, mid-century brick home on just shy of an acre, with 2,300 square feet of living area. It’s updated throughout, has a killer covered porch up front, and if you’re in need of art/workshop/band space, the big basement is a must-see.

908 Pierce Rd

Madison, TN 37115

The Nashville new-construction boom is making its way to Madison, too. This home’s one of several right around the historic Amqui Station, where Madison’s awesome Amqui Station Farmers Market is held. And once it’s done, you’ll see all the details buyers are asking for in new construction: high ceilings, granite, hardwoods, large master suite, et al.

101 S Graycroft Ave

Madison, TN 37115

These folks did a spectacular job renovating this 1956 ranch — all the updates are clean and classic and work well with the mid-century bones, but you likely won’t feel the need to lift a finger once you move in. Still, as you can see from the curb appeal, the ‘50s charm remains on display. (Love that door color choice, too.) Added bonus: almost three-quarters of an acre of land.

Are you an arts-centered Nashvillian on the hunt for a home that suits your lifestyle, and immerses you in a creative community? Let’s explore Madison together. Give me a call or send me an email, and tell me about what you need, and I’ll get to work finding some options.
