New Home Sales In Nashville Growing Faster Than Anywhere Else In America
by TJ Anderson
The housing market here in Middle Tennessee remains remarkable: A new report from housing research firm CoreLogic said that new home sales in Nashville “are growing faster than anywhere else in the U.S.,”Nashville Business Journal tells us. The growth in sales, year-over-year through January of this year, amounted to an incredible 17 percent, the report found. Wow.
There are a lot of reasons for that sales boom, starting with Nashville’s continuing population boom — the Nashville Area Metropolitan Planning Organization expects us to snag almost another million people by 2035, and as that influx rolls on, we’re getting lots of new homeowners in the process.
With numbers like that, I can’t imagine those new home sales figures ramping down in the near future. Which is all to say that, for this week’s Open Houses roundup, I thought it might be a good time to put the focus on new construction homes that are inviting house-hunters in this weekend.
First, here’s the broad Open House picture for the weekend:
And here, some new construction homes on the market now that new home-hunters might want to pop by this weekend:
6621 Hastings Ln.
Franklin, TN 37069
If you love to cook, the kitchen in this 4-bed, 5-bath home is absolutely breathtaking, with dynamic dark-and-light design and tons of storage. The living area right next to it — with a beam ceiling and stone fireplace — equally so. And two suites on the first floor (with incredible baths)? Serious luxury here in Franklin. Open Sunday 2 to 4 p.m.
1618B Northview Ave.
Nashville, TN 37216
Looking for contemporary cool in East Nashville? This 3-bed, 3-bath has an open main floor that’s perfect for entertaining (and/or keeping an eye on the kids while you cook), and its three fantastic covered porches let you enjoy a great leafy lot, too. Open Sunday 1 to 5 p.m.
12 South / Belmont-Hillsboro area
1512 Kirkwood Ave.
Nashville, TN 37212
Earlier this year, we collected our thoughts on the hot home design trends of 2015, and I love how this 3-bed, 2 1/2 home incorporates so many of the coolest looks — in particular, multiple focal-point light fixtures, bronze and mixed metals and a bright, clean kitchen. Open Sunday 2 to 4 p.m.
1415 14th Ave.
Nashville, TN 37212
Classic and classy new construction that’s a quick walk from Belmont, Vandy and 12 South fun, has great living room built-ins and a slick fireplace, lots of eye-grabbing wainscoting and a master bath that’ll take your breath away. Open Saturday 1 to 4 p.m.
318 51st Ave. N.
Nashville, TN 37209
If you’re looking for new construction with historic-throwback design touches, this 4-bed, 3 1/2-bath home in Sylvan Park has that down, from the welcoming front porch with beadboard and ceiling fans to arched walkways and a coffered ceiling and wainscoting in the dining room. Open Sunday 2 to 4 p.m.
And here's a non-Open House side note of awesomeness:
618 Maplewood Ln.
Nashville, TN 37216
Utterly gorgeous in Inglewood, you won’t find another new, detached home in the area that offers so much to love — incredible, open and contemporary kitchen, upscale design touches (from granite and quartz to custom built-ins), a big screened patio for mosquito-less outdoor hangs and lots more — at this price point. If you’re looking East, you’ll definitely want to take a look at this one (give me a call for showings).
Any of these new homes catch your eye? Definitely some great options this weekend.
Whether you’re looking for new construction or an older property, we’d love to help you find the perfect fit — drop me a line and tell me about what you need.
