If you’re a hard-wired house admirer like I am, you probably also await the unveiling of HGTV’s Dream Home every year like it’s Christmas morning. The build/design/agent team seems to outdo themselves every year, and so once they drop the new-dream-home news, I flip through the photos with as much wonder in my eyes as I had with the Toys "R" Us catalog when I was 8. (I wouldn’t have dedicated my life to real estate if I wasn’t really into this stuff.)

As it happens, the 2017 Dream Home Giveaway just started, and we have until February 17, 2017 to enter to win. Once again, it’s a beauty — and it’s relatively close, too, in St. Simons Island, Georgia. (OK, close-ish — about an eight-hour drive.)

This one’s a total renovation of a large home that’d lost its luster. From front to back, they pulled out all the remaining lapsed-style vestiges, from parquet flooring to the good ol’ clamshell sink, and reimagined the 3-bed, 4-bath waterfront property into a Southern-style stunner.

The design choices are style forward, with smart risks, from bold colors to unique finishes. Parts I particularly love: the ceiling detail in the main living areas (I think the wood cladding is Pecky Cypress, which is gorgeous and definitely not run-of-the-mill) and the inspired choice of light fixtures throughout (I always say, lighting can make or break a home design).

Explore the whole HGTV Dream Home 2017 rundown at HGTV.com, but, you know, don’t get your hopes up too much — a literal kajillion people enter, so I’m not calling the moving trucks over here either.

Why get all excited about the annual Dream Home when I know the chances of winning are slim to totally-never-happening? Because I love to admire a well-built, well-designed home... and for the purpose of this blog, it’s a logical lead-in to the fact that we have plenty of Dream Home-worthy houses right here in the Nashville area.

Sure, the local Dream-ers aren't being given away. But even if the price points are a bit of a stretch, you still have a better chance of living in one of these than the televised one. And even if you’re not quite ready to start putting offers in on your all-time Dream Home, it’s just as much fun to ogle the ones in town as it is to daydream about HGTV’s place.

So, on that note: Check out some Nashville-area dream homes I love, on the market now, below.

5134 Stanford Dr

Nashville, TN 37215

$1,459,000

In Forest Hills, this 4000-plus-square-foot 1932 home feels like it’s snuggled into the almost 3-acre property; if you praise privacy over an imposing facade, this one might be closer to your dream. It’s a Keeble — if you’re a Nashville architecture buff, you also know how cool that is — and it was updated a few years ago, very tastefully, with unpretentious style. My favorite space by far: the sunroom, which feels like a cozy treehouse hideaway, and a perfect place to read and listen to birds chirp.

6503 Arrowhead Springs Ct

Brentwood, TN 37027

$1,499,000

For plenty of us, a dream home has a more rustic charm, like the one embodied by this Brentwood estate on more than six acres. It’s not a historic home, but it has perfect, classic log-home warmth, from the big rough-hewn beams to gray stone fireplaces. That rustic vibe is countered with a lot of elegance too, from the custom tile baths to the high-end kitchen. But the sensibilities don’t fight; they link arms and happily jog out to the lap pool.

110 Lynnwood Blvd

Nashville, TN 37205

$1,999,999

It’d be tough to go through a Nashville-area dream-home rundown without heading to Belle Meade, the site of many of our region's dreamiest dream homes. Like this one: Built in 1920 by Herbert Rodgers and styled to smack of a French chateau, it’s stately and elegant throughout. A fun fact, too: It played the role of Olympia Dukakis’ upscale home in 2003 film Charlie’s War.

{mls: 1731206}

3719 Woodmont Blvd

Nashville, TN 37215

$2,195,000

New construction more the focus of your daydreams? This Bell Estates property was built in 2014, but it looks as perfect as can be — like HGTV staged it as an of-the-moment style museum and left it to be gently admired. There are too many dream-home attributes to rattle off, really, but the Juliet balcony and chandelier in the master are particularly stunning, and that is literally the most stylish baby nursery I’ve ever seen in my life. A Jolie-Pitt should’ve been rocked to sleep in there. The pool and patio, too, earn a dropped jaw.

{mls: 1788973}

917 Overton Lea Rd

Nashville, TN 37220

$2,895,000

Oak Hill has soon of the coolest architecture in the city, especially if you’re drawn to clean, modern angles. And this listing is a perfect example: Architect Stephen Kanner created a contemporary beauty here, marked by huge expanses of glass that let the nearly three acres of wooded property come right into the interior. The views from the master create a soothing natural escape, and the main living area looks out over a wow-worthy infinity pool.

{mls: 1774071}

999 Lookout Ridge Ct

Brentwood, TN 37027

$2,850,000

Anyone dreaming about their own private castle on a Brentwood ridge? The views from this one feel like the twinkling lights of Hollywood from up in the hills. There’s a lot of wow inside too, from the cinema room to the decked-out wine cellar, and architectural detail to marvel at (the beams in the two-story living room are something special). Don’t overlook the saltwater pool and jacuzzi — a private resort behind your private castle.

Hope you enjoyed exploring some of Middle Tennessee’s dreamier dream homes. If you’re looking to make your home dreams into a reality, I’d love to help, whether you’re working with an HGTV-prize budget or something more on the starter scale. I have a knack for finding a perfect fit, whether you’re just starting out or settling into a sprawling estate. Reach out and tell me about what you’re looking for, and I'll get to work.
