About this time every year, I start feeling a nearly nonstop draw toward the waterfront — and although we’re landlocked here in Tennessee, we do have some pretty fantastic lake and riverfront options in and near Nashville.

You can rent a pontoon boat to go out on Old Hickory Lake, do a kayak trip on the Cumberland or hit the Cook Day Use Area on Percy Priest for small doses of on-the-water fun. But if you’d prefer easier access to the waterfront, owning a lakefront or riverfront home in Middle Tennessee can be surprisingly doable, in comparison to on-the-water prices in lots of other parts of the country.

Here, a handful of waterfront homes on the market now, from Hendersonville to Nashville, Franklin and Murfreesboro:

Rock Island

{mls: 1621682}

927 Old Ferry Rd.

Rock Island, TN 38581

$545,000

Gorgeously rustic on the outside, gorgeously renovated retreat inside. Over 300 feet of private waterfront and a woodland wonderland everywhere you look. Plus a private cabin attached to the main house!

Old Hickory

{mls: 1630270}

303 Louviers Ln.

Old Hickory, TN 37138

$699,000

Built in 1969, this 4-bed, 3 1/2-bath home right on the lake in Old Hickory has a particularly unique mid-century draw — click through to the freestanding fireplace in the living area for one really cool example. The screened-in deck overlooking the water: the perfect summertime chill spot.

Inglewood

{mls: 1607072}

4018 Moss Rose Dr.

Nashville, TN 37216

$475,000

You don’t find nearly an acre on the river in Inglewood every day… A mid-century colonial with 3,000-plus square feet of well-kept space, this home puts you on one of the most desirable streets in the East Nashville area, with a truly gorgeous view of the water.

Franklin

{mls: 1616211}

511 Chippenham Ct.

Franklin, TN 37069

$833,750

If you grew up fantasizing about your storybook castle, this 6-bedroom in Franklin is a must-look. The riverfront view from the second-story deck is peaceful and verdant; the interior, from the arched doorways to the grand staircase and elegant chandeliers: total storybook.

Thompson's Station

{mls: 1637109}

3136 Natoma

Thompson's Station, TN 37179

$639,000

The European villa feel of this Thompson’s Station home is something special, as is the resort-like lakefront property. This one’s more for those of us who don’t want rustic waterfront, but luxury, with manicured landscaping and lots of room for entertaining (the house has a media room and two bonus rooms with wet bars).

Murfreesboro

{mls: 1638703}

705 Warrior Dr.

Murfreesboro, TN 37128

$329,000

A great example of how much home you can get over in Murfreesboro — 3,400 square feet of well-maintained home with lots of cool details (from exposed brick to a spiral staircase), plus spectacular outdoor space that backs up to the Stones River, including a multi-level deck with a hot tub, beautiful landscaping and a green house.

Hendersonville

{mls: 1615479}

224 Sequoyah Trail

Hendersonville, TN 37075

$569,995

Overlook the water while you’re in the water — this Mediterranean home in Hendersonville has a salt water pool and a beautiful lake view, plus more than 2,000 square feet of living space, with 3 beds, 3 baths and a killer sun room.
